Clear communication and realistic expectations are essential for a smooth remodeling experience and a space you’ll love. At The Legacy Building Company, we put a premium on making our process transparent. We value a good fit and hate surprises just as much as you do. This is an overview of our design-build process.
1. Initial Contact & Phone Conference
Craig is accessible. If you don’t reach him at 320-290-4333, please fill out this contact form, leave a voice message or text him. Craig will contact you within 24 hours.
In the meantime, check out our website and Houzz page to learn more about our projects and services. And read what past clients thought of their Legacy experience on our Reviews page, Houzz, Angie’s List, or Google.
Craig will answer your initial questions and ask some of his own. Expect to spend 5 to 15 minutes on the phone. The goal is establish whether Legacy is the kind of contractor you need and to schedule a free in-home consultation within the next two weeks. Depending on the scope of the project, you may receive a brief questionnaire to consider before the in-person consult.
2. Home Consultation
This phase will vary depending on the size and complexity of your project. For small projects and exteriors, we often can provide a preliminary estimate on the spot and follow with a contract and proposed start date within a week. Larger interior and exterior remodeling projects may require significant design work before an accurate estimate is possible. While Legacy’s initial consult is free, we may require a small fee for written estimates on large projects.
If you have a spouse or partner, you both should participate in the first meeting to ensure that everyone’s voice is heard. This is your opportunity to share your remodeling goals, timetable and comfort zone. In-home consults can take 1 to 4 hours. Be prepared to show us your original house plans if you have them. However, we also will take our own measurements and photos. Show us your Houzz ideabook and Pinterest pins. Make a numbered list of what’s important to you and if you prefer particular brands.
3. Design & Contract
We can work with your designer or enlist our own preferred design partners to create your remodeling plan. The designers will bill directly for their work, and you will own the design when it’s done. Straightforward projects may only require light drafting for construction plans, but a professional design consultation will make the best of any space. Our trade partners may need to visit your home for us to prepare an estimate and contract. Legacy uses some allowances in preliminary estimates. However, you can count on us to assign realistic estimates for all fixtures and surfaces and to use firm quotes when possible. It typically takes 4 to 6 weeks to go to contract on a major remodeling. We require a 10 percent deposit at signing to secure your project’s place on our construction schedule. Progress payments will be outlined in the contract.
Legacy uses an easy-access project management system that enables our clients to view their project calendar, daily work plan and budget from any computer or smartphone. If we need you to make a decision by a certain date, you will see it on your “To Do” list. Meanwhile, you can review what is expected of your designer and crew at any time through the project. All documents and communications will be organized and stored in the project management app. So you don’t have to worry about finding a random email or attachment.
5. Happy Ending
When the final punch list is satisfied we will share warranty documents and ask you to complete an evaluation and post a client review on the Legacy website or Houzz. Expect us to check back after you have lived with your project for a year to make sure you still get along.
